Box Divvy brings savings and sustainability to North Turramurra More on Turramura Fiona Watson, a longstanding North Turramurra resident, has been pivotal in providing fresh fruit and vegetables to her local community for 15 years. Her journey began with a local food co-operative founded by neighbours Anton van den Berg and Jayne Travers-Drapes. This initiative eventually evolved into Box Divvy, a thriving social enterprise with over 250 Hubs and 12,000 members across NSW and ACT. Fiona's involvement began when her son was just starting preschool. Today, he is in Year 12. Taking on the challenge of running a Hub, Fiona successfully built a strong, supportive community from the ground up. When the cooperative transitioned into Box Divvy in 2019, Fiona seamlessly transferred her Hub, making it one of the first. Box Divvy is a unique "un-supermarket" social enterprise aimed at saving money and promoting health by breaking away from traditional supermarket chains. With Box Divvy, members order only the items they need online weekly or fortnightly. The order is sent to a local "Hubster," who then packs all the orders for the Hub's members. Over the past five years, Fiona’s Hub has thrived, maintaining long-standing members and expanding its reach. Currently, Fiona manages two bustling Hubs on Wednesdays and Thursdays, both operating at full capacity without the need for advertising as members advocate the benefits of Box Divvy when a space becomes available. "The members of our Hub are truly fantastic," Fiona shares. "Everyone helps each other, whether it’s sharing recipes or picking up vegetables during tough times like the COVID-19 pandemic. The sense of community is incredible." By openly disclosing prices paid to growers and suppliers, Box Divvy offers produce up to 30% cheaper than supermarket options. Additionally, it ensures fair compensation for farmers, with 60 cents of every dollar spent going to them—twice the amount typically offered by supermarkets. Fiona says "It's about creating a fairer food system that benefits everyone.” Fiona praises the North Turramurra community and its neighbouring suburbs for their exceptional support, noting the personal connections members have with founders Jayne and Anton. "Whenever you speak to Jayne and Anton, their passion is contagious. You always come away inspired, feeling like everything is going to work out." Anton, now a farmer on the Mid North Coast, reflects on the journey: "It's amazing to think that the very beginnings of Box Divvy started in a street in North Turramurra. Seeing how it has grown is truly incredible, and it’s thanks to people like Fiona." Being part of Box Divvy brings Fiona immense satisfaction. She enjoys saving money while supporting local and Australian growers, often sharing stories about the producers behind the fresh produce. "We know the names of some of these growers, and it’s wonderful to tell their stories and know that the produce is incredibly fresh, often arriving shortly after being picked." Fiona also cherishes the opportunity to give back to the community. Each week, her Hub donates a community box through local school and church groups, assisting families in need. "This initiative has come full circle," Fiona says, "as some recipients of the community boxes have become Hub members themselves." Despite her Hubs being at full capacity, Fiona encourages others to start their own. Her advice is simple: just do it. "There is plenty of support available, and the Hubsters are always willing to share their experiences. Starting a Hub is a fantastic way to connect with the community, help local growers, and bring fresh food to your neighbourhood. Meet the award-winning local artist, Judith Daniel, who has been a member of the Ku-ring-gai Art Society for more than 45 years. More on Turramura Growing up in Maroubra in the 1930s, Judith Daniel’s love for art was apparent at an early age. Her parents would often find her spending her afternoons and weekends painting and drawing. She spent many of her early years in Maroubra before marrying and moving to Gosford, then finally back to Sydney’s North Shore in her 30s when her painting career took off. Living in St Ives , she built herself a home studio and was inspired by her local surroundings, painting many landscapes of St Ives, and of the views from her holiday house in Medlow Bath. She was also inspired by local art galleries and joined the art group, Nova, on the North Shore, which comprised 5-6 artists. Among her creative projects, she helped adorn the main entrance of the original Ku-ring-gai Council Chambers. In the 1980s Judith joined the Ku-ring-gai Art Society and became one of their most active and celebrated members. The Ku-ring-gai Art Society, which is celebrating its 50th Anniversary this year, hosted regular exhibitions at the St Ives Show, for which Judith, affectionately known as Judy, created many prize-winning artworks. She also frequently participated in the Sydney Royal Easter Show , taking home 1st prize in 2015, 2016 and 2017 and 2nd prize in 2016 and 2019 in various categories. Her work has also been exhibited in the prestigious Blake Society. Judy's extraordinary talent extends across different painting mediums: traditional, contemporary, figurative, mixed media, modern, abstract and still life. Another of Judy’s passions is teaching. She held regular art classes at the Ku-ring-gai Art Centre in Roseville where she was loved by both her adult and youth students. We caught up with Matt Bolin from Ray White Upper North Shore to hear his predictions for the Turramurra and Upper North Shore property market. I was recently honoured to receive the award for Agent of the Year in Turramurra by RateMyAgent, the only awards in the industry based on customer satisfaction. Having been a Turramurra local, born and bred, and having been an agent in the area for over 13 years I love helping my clients maximise their property’s potential to get the highest return on their investments. At Ray White Upper North Shore, we’re proud to have sold more property across the Upper North Shore than any other agency in 2022. This means we meet more buyers than anyone else, giving our vendors a huge advantage. There is a lot of media speculation about the property market at present, so let me explain what’s really happening locally. Market update: It’s the news many locals have been waiting for, according to NEOVAL, house prices bottomed out in December 2022 and have increased by 2.7% since then. A combination of increasing population and housing shortages are the likely key drivers, along with very low stock meaning more competition between buyers is stabilising the market and giving price the opportunity to rise. The problem we’re seeing on the Upper North Shore is that listings are down almost 30% on the same period last year. February through to the Easter break is usually the second biggest selling season of the calendar year with buyers and sellers resuming their plans around moving on to their next chapter. Some sellers have a perception that selling in spring and autumn can be advantageous due to weather and gardening conditions but in reality, there’s no ‘wrong’ time to buy or sell a property. The factors that trigger buying or selling a home typically have nothing to do with seasons but are driven by much larger factors such as changes in work or family dynamics. While interest rate rises will no doubt continue to restrict some buyers’ borrowing capacity, there are many qualified, motivated and eager buyers in the market at present. With competition increasing and low stock levels the market is going to be exciting to watch this year. Let’s take a look at two factors affecting the housing market: Population growth Australia’s population growth increased by 290,000 people in the 12 months to June 2022 and this rate of increase is expected to continue to increase this year. While this increase is good news for sectors experiencing employment shortages and for our economy, it is coming at a time when the number of houses being built is starting to fall. A construction crisis and a fall in housing approvals are starting to show up in home completions. In some parts of Australia, a lack of housing is showing up in skyrocketing rents and house prices that are remaining high despite the sharp rise in interest rates. Construction costs will start to moderate this year but higher costs of finance mean that the appetite to invest in new housing is very low. Chinese demand for Australian property Relative to the red-hot demand for Australian property we saw from China at the end of last decade, the number of Chinese purchasers is likely to remain comparatively low. Nevertheless, property investors from China are active globally and we will see a pick up in buyer activity of new developments now that borders have re-opened. What does this mean for Turramurra? The median price for a home in Turramurra is currently $2,900,000 and for an apartment is $980,000. The Upper North Shore is incredibly insulated against market fluctuations as the demand from buyers is always so strong. The drawcard of great schools, shops, parks and community vibe resonates with buyers moving from the Lower North Shore and further afield. Throughout 2023 we will see increased competition for properties which could drive up prices. More buyers coming from out of the area will be looking for new builds, recently renovated properties or great land for a knock-down rebuild. Quality developments are also in high demand like unit 2/7-11 Turramurra Avenue, Turramurra which I recently sold for $1,855,000. This was my 29th sale of units in the Aurum complex and 10 years after completion it remains one of the most in-demand complexes. We can’t predict the future but what we do know is that market fundamentals right now are helping our clients who are looking to sell. More on Turramurra Whilst there’s been a massive amount of negative media speculation over the past few months predicting a slump or total crash of the real estate market, the reality is that the market slowed for a short period yet has rebounded strongly, making gains every month of this year. There is always strong buyer demand in Turramurra, with the wealth of acclaimed local schools nearby, our wonderful shopping precincts, parks, great transport links and of course the general feel of the community. At Ray White, we’re seeing high numbers of buyers at inspections which is translating to high numbers of registered bidders at auctions that creates a competitive environment ensuring vendors receive the highest possible price. Sales of houses are leading the price gains across the 2074 postcode. Since the beginning of the year, 113 houses have been sold, with the average price being $3,160,631. The highest price in Warrawee was $14,200,000 for 23 Pibrac Ave and the highest price in Turramurra was $7,850,000 for 60 Ku-ring-gai Ave.* Compared to the same period last year when 101 houses were sold across 2074 with an average price of $3,305,098 and the highest price in Warrawee of $6,250,000 and in Turramurra of $6,500,000 achieved by our team at Ray White Upper North Shore for the sale of 7 Evelyn Ave.* Since the beginning of the year, 61 units have been sold with the average price being $1,191,006 and the highest being $2,300,000. Compared to the same period the year prior, when 57 units were sold, with an average price of $1,207,816 and the highest being $3,350,000.* So what can you expect to see in the coming months? The property market typically slows down over winter as school holidays have an impact, yet this year with the scarcity of available properties for sale, buyers will definitely be out and about. New listings across Sydney are down 17% compared to the same period last year and for some suburbs of the Upper North Shore it’s up to 30-40%. Buyers are becoming increasingly frustrated by the lack of options, yet in this situation, sellers can certainly benefit. This lack of stock is resulting in intense competition for each property, evidenced by the highest average number of registered bidders at Ray White auctions across Sydney of 7.5, with an auction clearance rate of 85% (highest since 2021), versus the low of 2.2 average registered bidders nationally in November 2022. We’re going to see further price growth with the recovery of Sydney's property market being led by the premium segment. Data from CoreLogic reveals that the most expensive houses in the top quarter of the market are experiencing the fastest recovery. In the past three months, values in this segment have surged by 5.6%, outpacing the 2.6% increase in more affordable segments. Strong demand and limited supply have contributed to this upward trajectory. Despite various challenges, including the aftermath of the COVID-19 pandemic, multiple interest rate hikes, low consumer confidence, negative media coverage, and stricter lending regulations, the property market has demonstrated remarkable resilience and is now in a positive phase. Contrary to those predictions of significant price declines, the market has shown strength. Given the current supply-demand dynamics, it is likely that the upward trend will continue until supply catches up with demand. This all presents an opportune time to sell. Head along to the next Chronic Traumatic Encephalopathy (CTE) & Dementia Awareness Expo at Hornsby RSL Club on 24 July 2024. More on St Ives Learn about 'safe sport' and Chronic Traumatic Encephalopathy (CTE) from experts in their field, Dr Rowena Mobbs from Macquarie University and Dr Suraj Samtani from University of NSW. The presenters will talk about the connection between repetitive head trauma, in particular concussions in sports, and the development of CTE. They will provide insights into the latest research findings, risk factors, and preventive measures to reduce the incidence of CTE. The talks will also address concussion management protocols and player safety initiatives. Other forms of dementia will also be discussed, with suggestions for reducing the risk of all dementias. Many local organisations and service providers that support people with a dementia diagnosis and their families and carers will be on hand to chat about your needs and how they can help. Light refreshments will be available throughout the evening and all ages are welcome!
